When your hot water heater breaks, it is time to decide: is it worth repairing or replacing?

A tank water heater typically lasts 10 to 15 years. That range moves with where the unit sits, how often it has been flushed, the quality of the original installation, and how hard your water is.

If the unit is old and it is leaking around the base or running inconsistently, replacement is usually the answer. A common industry rule of thumb is the 50 percent rule: if a repair costs half of what a replacement would, replace it instead. Even when a single repair comes in under that, weigh how often you have already paid for repairs and how old the tank is.

Over time, minerals in the water react with steel and corrode the tank from the inside. Once a tank itself springs a leak, repair is not an option. Modern units are more energy-efficient than older models, and glass liners make newer tanks less prone to corrosion. The temperature and pressure relief valve should be tested periodically by lifting its handle and letting it snap back, which should send a burst of water into the overflow drainpipe. That water is scalding, so keep hands, feet, and children clear of the drainpipe outlet, and make sure the pipe actually discharges somewhere safe before you test. If nothing comes out, or if it will not reseat and keeps dripping afterward, the valve needs to be replaced. This is a safety device, not an optional part.

If the tank itself is leaking, replacement is usually recommended. If the leak is coming from a fitting, valve, or supply line instead, it may well be repairable, and professional leak detection will tell you which one you have before anything gets cut open.
